後院加蓋鐵皮屋的疑問

想請問後院加蓋鐵皮屋
目前房子還沒完工 .但是詢問建商因為後院沒有地基
所以不適合用磚造方式加蓋
我想如果用鐵皮屋應該ok
地坪大約是七坪
因為要等房子完工才能開始做後面加蓋的動作
那這樣的話地板方面要先貼好磁磚嗎
還是有什麼要注意的可以請建商先做好
七坪的鐵皮屋造價約多少
外觀不要太醜的
屋頂要做隔熱效果
這樣大約多少金額(含內部美化.牆面油漆)

如果要做成屋頂有露臺
做個小涼亭難度和預算會增高很多嗎
